PROPOSED SPECIFICATIONS AND AMENITIES
1. General 12 blocks of Gr.+17 stories. (3 flats, 2 lifts, and 2 staircases per floor)
2. Foundation RCC Piles. Both, for buildings, and for basement.
3. Columns, Beams & Slabs RCC of M-20 to M-35 grade as per structural engineer.
4. Super Structure 230 mm brick walls/115 mm partition walls in 1:6/1:4 cement mortar and RCC roof of adequate design.
5. Floor Finish Vitrified Tiles of specified shade in drawing/dining and bedrooms. Ceramic tiles in Balconies, Kitchen and Toilets.
Corridors/stairs-Kota stone till 2nd floor, silver mosaic in upper floors
6. Wall finish Internal-Dry distemper, Ceiling-colour wash; External-textured paint
7. Toilets Wall hung E.W.Cs, Chrome plated taps with diverter system.Glazed tiles dado upto 7’ height. Wash basin, looking mirror, towel rail. Concealed pipe connections and electric plug points would be provided for installing geysers.
8. Kitchen Granite stone on counters. Ceramic glazed tiles up to 0.60 m height on walls above the working top. Kitchen sinks of stainless steel with drain-board. Provision for installing chimney and water purifier
9. Doors, Windows Hardwood frames and window shutters.
10. Door Shutters 35 mm thick front door with teak ply. Internal-flush doors
11. Roof-Terracing Brick-bat coba with water proofing
12. Electrical Modular switches. Internal copper wiring concealed in PVC conduits with Distribution Board and MCBs. Continuous earthing to be provided for all circuits.
13. Water supply Internal water supply pipes proposed are Aluminium-uPVC composite pipes, uPVC pipes for Rain water, and C.I. for Soil & Waste water. Overhead tanks of adequate capacity having two chambers for domestic use and for fire fighting services. RCC underground tanks with pump house
14. Power back-up Power generators are planned for essential services and limited supply to flats
15. Parking Dedicated covered parking space for each flat
16. Amenities Central park for leisure and entertainment is planned to be accessible from all flats without crossing vehicular zones
Jogging/walking track, Lawns, Kids’ play areas, Swimming Pool
Community building, Shops for groceries/milk/stationery etc.
